Hi, I am Steve Pardue. I wish to make myself available as a community activist. I intend to be available in ways that the board may not currently facilitate. I will participate actively in all community meetings, bringing forth issues and concerns directly raised by individuals in our community.
To further assist those in need, I have established this platform for submitting concerns and requests for assistance. Community members can reach out to me directly via email (fondren@toslp.com) or through this website using the contact form. I commit to visiting your homes if need be, discussing issues in person, taking necessary documentation and photos, and submitting work orders on your behalf.
However, if you choose to submit your own work order or have already submitted a work order, please email me the information so I can add it to the list of outstanding issues needing to be addressed.
Transparency is paramount; therefore, I will document the process on the website (with privacy considerations in mind – no names) and track the progress of each issue, including timelines and outcomes. Each concern will be organized chronologically, and I will actively monitor any issues that appear to be stalled, ensuring that the board is held accountable for any delays in resolution. I will keep the community informed through regular updates provided both verbally and via email, with additional details available on this website.
Sharpstown Detention Pond A
The Sharpstown Detention Pond A project is designed to strengthen neighborhood resilience against flooding while supporting future infrastructure needs. Here’s why it’s important:
1. Reduces Flooding Risks
By storing stormwater during heavy rain, the detention pond helps protect homes from structural flooding and reduces backups and standing water in the area.
2. Supports Brays Bayou
The project eases pressure on Brays Bayou by improving how water flows through the system, lowering the risk of overflows during severe weather.
3. Prepares for Future Growth
This pond provides hydraulic impact mitigation that is required for both current and future infrastructure projects, ensuring that new development does not increase flood risk.
4. Improves Neighborhood Resilience
Together with other drainage and paving improvements, the detention pond enhances the community’s ability to handle stormwater safely, making Sharpstown a safer and more sustainable place to live.

Welcome, all residents of Fondren Place Townhomes. I decided to create this website because we don’t seem to have a place where we can express our true feelings concerning our neighborhood or neighbors.
This is a place where we can all discuss anything you would like. I have tried to make a user-friendly environment like a community forum. You need to create an account, and then you will be able to share anything you want with your neighbors. Be sure to invite others once you have registered.
We can organize community events, create/join groups for any subject you may be interested in, post to all members, or send private messages to members of those you have friended. I will try and make it as interactive as I can, and I will try to provide as much information about our community as time goes by.
Please let me know any ideas or suggestions that will make this a better, more useful place to discuss our community business or personal issues you may want to discuss.
I will start loading any forms or documents that we are legally required to share, such as meeting minutes, contact numbers, and best practices for getting results from our board members and management company.
I have also included a letter that can be used to request a financial statement from Goodlife Management in a blog post inside the members’ area. Just add your information and copy and paste.
Let’s recap the last Annual Board Meeting
The last annual meeting took place on Thursday, September 19, 2024
During that meeting, several things were discussed concerning what was needed and what the board intended to address. Aside from any discussion concerning roofs, the three main topics consisted of:
- The giant potholes we have lived with for about three years.
- The sprinkler system has not been working correctly for over a year.
- Repairing or replacing the Monument Sign, which is rotting.
Those three major projects were chosen specifically because they would be best suited to address these issues during the winter months. The President of the Board told me that himself, to which I agreed. I was told they would allocate the financial funds we have (already) accumulated to these issues. They also raised our fees by 6% to help offset these costs.
It is now February 22, 2025, five months since the annual meeting.
Has anyone seen any indication that there has been work related to these three issues in the last five months?
Winter will be over in one month.
UPDATE: February 22, 2025
What a coincidence, the same day I posted about the pothole, the guys who take care of our lawn are out there filling the hole with what looks like a mixture of gravel and sand. Make no mistake, that is not a repair or an actual “fix”. It is at best a temporary solution to the problem. I don’t know how long it will last, but that would make me think they have no intention of doing an actual repair very soon. Let’s keep an eye on the money.
Does anyone no anything about the sprinklers?
August 24, 2025 – Monument sign still not fixed or replaced.
